MARKETING CAMPAIGNS
At the Grimes Group we develop and manage a customized marketing campaign for each client’s property using direct mail, email, Loopnet, CoStar, MLS, and other proprietary marketing resources. In addition, we take advantage of established relationships with real estate investors. We manage all of our relationships with the utmost professionalism and integrity. The Grimes Group provides each of our clients individualized attention to the details of the marketing process. We present a marketing business plan to all of our exclusively represented clients and are well known for meeting and exceeding our client’s expectations.
PROPERTY VALUATION
As income property specialists, the Grimes Group works with landlords of apartment buildings to establish and identify the value of their property. We conduct extensive research into market rents and comparable market sales. Our team is financially savvy and includes members with degrees in accounting, finance, business, and valuations. Through our proprietary research methods, we are able to valuate, achieve, and execute expert consultation and analysis of property valuations for our clients. Typical evaluations include an analysis of property financial documents and tax returns, an extensive and in-depth rental survey, in addition to a thorough and complete investigation of the metrics associated with comparable closed properties in the market. 1031 EXCHANGE ANALYSIS
The Grimes Group is experienced in all forms of tax deferred exchanges. For clients who will relinquish a propety and purchase a replacement property through an exchange we provide a thorough investigation of the property to be sold. In addition, we provide the financial analysis and investigation of possible replacement properties in a complete comparative analysis of our client’s financial goals including equity build up, cash flow, depreciation, and tax savings.
ASSET PERFORMANCE
At the Grimes Group we work with our client landlords to evaluate their asset performance. We have a network of real estate professionals and management resources that we use to help our clients alleviate issues and help identify and execute their long and short term goals through acquisitions and dispositions of real estate.
